Personal News:

I hope you all had a wonderful Thanksgiving weekend. We visited family up in Sacramento, ate a little too much, slept in, played games, watched football, movies, etc. Johnny has really gotten into the holiday spirit this year. Johnny sang in his pre-school's Christmas show (he was dressed as one of the wise men). We he walked out on stage, he looked out into the big audience trying to find us. Once he spotted us, the biggest smile came across his face. He did a wonderful job singing. Mimi and I were so proud of him. He is figuring out the Santa Claus thing, too.

This past Friday evening was our KW Holiday Party in downtown Campbell. Mimi and I got a chance to dust off our dancing shoes on a huge dance floor! We had Santa come to our office last Sunday for our annual family holiday party. Last year, Johnny was a little afraid of big Santa. This year, he grabbed Mimi's hand and went right up to him, thanking him for the gift, then whispered Merry Christmas to Santa. It was so cute.

My families' warmest wishes go out to you and yours this Holiday Season. Enjoy the time off work, spend time with your family and friends, and take time to reflect on the important things in life. Have a safe and happy new year.

Market Update

The inventory of homes active on the market dropped slightly to 6,400 homes in November. Properties in foreclosure are, in many cases, ending up being owned by banks, who in turn hire real estate companies to sell them below market value, so that they will sell quickly. For a motivated buyer, there may be opportunity to get an excellent deal on a home. Some of these may have deferred maintenance, so offers to purchase are, of course subject to inspection. Though banks typically require properties to be purchased in an 'as-is' condition, there is no reason why you should not ask for credits for repairs, especially it the estimated cost of repairs needed is substantial.

Welcome to Dale Warfel’s November 2007 Newsletter.

Personal news:

We had a fun outing for Halloween. Johnny dressed up as a Caterpillar, and we went to a 'Trunk or Treat' event sponsored by a local church. He had a great time, playing on the inflatable slide, jump house, and enjoying a puppet show featuring 'The Three Pigs'. As I was heading toward my 46th birthday, I decided it was time to continue on my quest for good health by starting a workout program. I started a 90-day program, called P90X, in mid-August, making the commitment to work at it diligently for 90 days. As I write this, I am at day 83 in the program, and can tell you that my results have been remarkable. If you are interested in learning more, please feel free to contact me.We'll be traveling to visit family for the Thanksgiving weekend. Our family wishes you and yours a safe and happy Thanksgiving.

Market Update

The inventory of homes active on the market topped 6,500 listings again in October. There have been signs the past few weeks that the market may be showing signs of a recovery. The number of active homes on the market has been declining in the greater Santa Clara County area (Gilroy through Sunnyvale). In the last 3 weeks, the number of active single-family homes on the market has dropped by approximately 3%, while the number of homes in contract (sale pending) has increased by approximately 7%. Condos and townhomes have experienced similar changes, with the active listings dropping over 4%. Based on the fairly consistent market we have been seeing the past 6 months, this could be an indication of a shift in the market.

By the way, did you hear that Donald Trump is heading to Northern California with $100,000,000 to buy homes. There is a saying that goes something like this: 'Follow the big money.' If Donald Trump thinks it's a good time to buy real estate in Northern California, perhaps that is the best 'Buy' signal of all.

We went on a weekend camping trip up to Big Basin State Park a couple weeks ago. It was Johnny's first time! We rented a tent cabin, plus had a tent outside that Johnny wanted to sleep in with Mom. Needless to say, as it started getting dark, he decided to stay in the cabin with Mom and Dad after all!

Market Update

The inventory of homes active on the market topped 6,500 listings in August. For single family homes, the hottest markets in August include Campbell (76 active/35 closed), Cupertino (65 active/32 closed), Los Altos (39 active/28 closed), Mountain View (30 active/30 closed), and Palo Alto (31 active/39 closed). San Jose (3,018 active/370 sold) continues to show mixed results, with properties in communities such as Almaden Valley, Cambrian, and Willow Glen show having stronger sales, whereas homes for sale in Downtown, Evergreen, and South San Jose showing inventory and sales trends favoring buyers. Morgan Hill (284 active/29 closed), and Gilroy (413 active/30 closed) continue show selling trends favoring buyers.

I've been getting in shape to play in the annual Make-A-Wish Softball Tournament, sponsored by Chicago Title. Our team, the KW Cappers, has been practicing weekly for the past few weeks, in preparation for this event. In addition, I've been stepping up the weight training along with some cardio work. It feels great to be in better shape. We play August 13, 15, and 17 at Twin Creeks Sports Complex.

Market Update:

The inventory of homes active on the market topped 6,000 listings in May. As I mentioned previously, 5,000 active residential listings has been considered a point at which the market is considered 'Balanced', that is, neither a buyer's or seller's market. For single family homes, the hottest markets include Campbell (83 active/33 closed), Cupertino (74 active/34 closed), Los Altos (44 active/45 closed), Mountain View (33 active/20 closed), and Palo Alto (47 active/58 closed). On the other hand, San Jose (2,685 active/478 sold), Morgan Hill (302 active/30 closed), and Gilroy (426 active/33 closed) show selling trends favoring buyers. In San Jose, properties in communities such as Almaden Valley, Cambrian, and Willow Glen show stronger sales, whereas homes for sale in Alum Rock, and South San Jose are selling much more slowly.
